Inspection Scope

Appliances

A complete home inspection will include all appliances included in the sale contract. Appliances that are inspected include:

  • dishwasher
  • oven
  • food waste system
  • range/cook top
  • microwave oven
  • trash compactor
  • laundry connections
  • ventilation in bathrooms, kitchen, and laundry area (where applicable)

Plumbing

The plumbing inspection will alert you to potentially costly repairs or more. Items inspected are:

  • main water valve for home
  • all drains (slow flowing/leaks) & vents
  • faucets & fixtures
  • water supply valves (operation/leaks)
  • jetted tubs
  • sewer vent systems including attic extensions and roof protrusions

Heating and Air Conditioning System

The heating and air conditioning system can be one of the highest cost system to be replaced in your new home. An inspection will alert you to obvious potential problems. The inspection will evaluate the following:

  • furnace will be inspected for operation, air leaks, overall effectiveness
  • air conditioner/heat pump will be checked overall effectiveness, all electrical connections, safety disconnection points
  • exposed natural gas/liquid propane lines, valves and connection points will be electronically checked for leaks and proper connections

Electrical

The electrical system will be checked for compliance with the International Residential Code. A comprehensive inspection covers:

  • the service entry point
  • fuse box/breaker service
  • all accessible outlets, switches and fixtures
  • appropriate fuse/breaker and wiring size for demand
  • air conditioning, laundry, water heater circuits checked for capacity
  • GFCI/AFCI circuits will be check for proper installation, location, and electronically checked for function
  • accessible recessed lighting will be inspected for proper installation
  • aluminum wiring requires an in-depth inspection

Structure Systems

The structural inspection covers the general condition of the home. The structural inspection is general in nature and may require a professional in a specific area of concern. The structural inspection focuses on:

  • home for trip hazards
  • foundation inspected for type/function
  • water drainage/flow around the building
  • overall roof inspection (attic and exterior)
  • attic, walls and ceilings will be checked for signs of water penetration/staining and overall condition
  • fireplace, hearth and chimney will be inspected for safe operation

Other Items Inspected

The items below can be evaluated with prior notice and operating instructions.

  • external buildings/sheds
  • outdoor equipment such as grills and smokers
  • sprinkler systems can be operationally checked
  • pool/spa equipment can be inspected for operation/drainage
